How we look after your details.

This notice explains how Buildcaps Real Estate (“we”) collects and uses personal data through this website, which presents Sobha Sanctuary, a project by Sobha Realty. We follow the UAE Personal Data Protection Law (Federal Decree-Law No. 45 of 2021) and, for visitors in the EU and UK, the GDPR.
Who is responsible
Buildcaps Real Estate (Conrad Office Tower - 1604, Sheikh Zayed Road, Trade Center First, Dubai, UAE) is the controller of the data collected here. Contact: info@buildcaps.com.
What we collect
When you request a private preview or the brochure: your name, WhatsApp number, email (optional, except for the brochure), preferred language, the home and budget you are interested in, your timeline, where you are based, and the page or tool you came from. If you use an AI tool and choose to send its result, we keep that result with your request. We also record your consent, the time you gave it, and a one-way hash of your IP address to prevent abuse.
Why we use it
To send you the brochure, price list, floor plans and availability you asked for; to contact you by WhatsApp, phone or email about Sobha Sanctuary; to keep a record of your consent; to prevent spam and fraud; and, only if you opt in, to tell you about new launches. Our legal basis is your consent, which you can withdraw at any time, and our legitimate interest in running and securing the website.
AI assistants
The AI tools answer from Sobha’s published facts. What you type is processed by our AI provider (Anthropic) to generate replies and is not used to train its models. Please don’t enter sensitive personal information. AI answers can be wrong; prices and plans are confirmed by your consultant in writing.
Who we share it with
Our service providers, under contract and only for the purposes above: Vercel (hosting), Supabase (database), Resend (email notifications), Cloudflare (bot protection), Anthropic (AI tools), Upstash (rate limiting), OpenFreeMap (map tiles) and Mapbox (drive times for the places you type into the Life & Commute tool). With your agreement we may share your enquiry with Sobha Realty to arrange a viewing or a reservation. If you accept analytics cookies, Google Analytics and Microsoft Clarity receive usage data. If you accept marketing cookies, Meta receives usage data and, when you send a request, a notice of it with your contact details in hashed (unreadable) form, so we can measure our advertising. We never sell your data.
International transfers
Some providers process data outside the UAE. Where they do, we rely on safeguards such as standard contractual clauses.
How long we keep it
Enquiries are kept for up to 24 months after our last contact with you, unless you become a client (then for as long as the law requires) or ask us to delete them sooner.
Your rights
You can ask to access, correct or delete your data, to restrict or object to its use, to receive a copy, and to withdraw consent or stop marketing at any time, by writing to info@buildcaps.com. You may also complain to the UAE Data Office or, in the EU/UK, to your data protection authority.
Cookies
We use only essential storage unless you accept analytics cookies in the banner. You can change your choice at any time from the link in the footer.
